Revolutionizing the Underwriting Process with AutoUW

In this video, we will demonstrate how AutoUW is revolutionizing the underwriting process. Leveraging the power of Click.ai, AutoUW automates the extraction of T12 and rent roll data directly from your commercial real estate spreadsheets.

Step-by-Step Guide

  1. Launching the Application

    Upon selecting the application to launch, you will be presented with an option to add a property. Please enter the property name to search and select the desired property.

  2. Selecting Property Type and Model

    Once you select the property type, you will need to choose the model or chart of accounts to underwrite the deal. For this demonstration, we will utilize Click's comprehensive charts of accounts specifically designed for multi-family properties. Click the Save button to add the new property.

  3. Uploading Documents

    Double-click the folder to upload the rent roll and trailing 12 statements for the property. Supported file types include scanned PDFs, non-scanned PDFs, and Excel files. Click the Actions button and start adding the file information.

    • Choose the OS for trailing 12 or PNL statements.
    • If a PDF is uploaded, specify the sheet or page ranges to extract the relevant data points.
    • Click Save to initiate the extraction process.
    • Repeat the same steps for the other document.
    • For rent roll, pick RR in the form and input the documents as of date. Click Save to process the document.
  4. Reviewing and Validating Documents

    Once the status of the files turns green, you can quickly review and validate the documents uploaded.

    • For the trailing 12 statement, check the classification predicted by the system and review the summary for the document to ensure the classification is correct.
    • Change the classification if needed using the dropdowns on the extracted data sheet.
    • Check calculations using the summary sheet or the buttons on the right-hand side blue bar.
    • Click the Mark Validated button on the top right corner and move back to the documents screen to complete the review for the other documents.
  5. Verifying Rent Roll

    Review the extracted data for rent roll. For multi-line rent rolls, the information will be standardized on the extracted data sheet, where data for a single tenant will be represented in one row and other data points will be parsed into columns for easier review.

    • Use the configuration icons in the vertical blue bar to configure charges, check occupancies, and configure floor plans.
    • Check the summary sheet of the workbook to see the property's performance over 30-, 60-, and 90-day average in-place rent.
    • Click the Mark Validated button and return to the property page.
  6. Transferring Data

    After all the documents have been validated, the next step is to transfer the data into the integrated workbooks. This could be any Excel workbook, depending on the preference of the lender, servicer, or investor.

    • Export the data to an Excel workbook or share it directly with any interested party by creating a shareable link.
    • Use APIs to push this data into any third-party system for further integration and insights.
